North Port grew fast between 2018 and 2022 — Wellen Park, West Villages, and the newer Lennar and DR Horton communities went up in waves. Builder-grade fixtures, caulking, and finish hardware are now all hitting the age where they fail. We see the same five things on most calls: exterior caulk gone brittle, fan motors squeaking, fence posts leaning after Ian, builder-grade locks failing, and settlement cracks in drywall around door frames.
Sandy North Port soil is rough on fence posts and mailbox bases. Posts set in shallow concrete by builders walk loose after a few storm seasons. We re-set everything at 36 inches deep in 80-lb bags of concrete — built to stay through the next hurricane.
And almost every newer North Port community has an HOA with rules about contractor insurance, work hours, and exterior materials. We work in Heron Creek, Bobcat Trail, Wellen Park, and the West Villages every week — COIs and HOA-compliant materials are standard.
