What Venice Island homes need most

Island homes are older, closer to the Gulf, and on smaller lots than mainland Venice. Here's what most of our Island calls cover.

Plaster & Drywall Repairs on Pre-1975 Homes

Older Island homes are plaster over wood lath, not drywall. We patch with plaster-compatible mud, feather the skim coat 2–3 feet beyond the patch, and prime for paint. Settlement cracks at door corners and window heads handled with mesh tape so they don't open back up next year.

  • Plaster and lath patching on historic homes
  • Skim-coat blending so the patch disappears
  • Settlement-crack repair with mesh tape
  • Stain-blocking primer for old water damage

Original-Wood Door & Hardware Repair

Original solid-wood interior and exterior doors on Island homes are worth keeping. We plane swollen edges, rebuild rotted bottoms, replace failed weatherstripping, and re-key or upgrade the locks without ripping the door out. Salt-air-rated hardware on the Gulf side.

  • Plane and re-fit swollen original doors
  • Bottom-rail rebuild with epoxy or splice
  • 316 stainless and bronze hardware on Gulf-side
  • Period-appropriate lock and knob replacements

Salt-Air Trim, Fascia & Soffit Repair

Salt spray off the Gulf rots exterior wood on Island homes faster than anywhere else in Sarasota County. Soft fascia behind gutters, blown-out door jambs, and trim corners get cut out and replaced with PVC trim or pressure-treated lumber, then sealed with 50-year urethane caulk and painted to match.

  • PVC replacement — won't rot again
  • Door jamb splice instead of full replacement
  • 50-year urethane caulk at every seam
  • Color matched to existing exterior paint

Why Venice Island work is different

Venice Island homes are older, smaller, and built when materials were heavier. A lot of what's behind the walls is plaster, real wood lath, original wiring, and trim profiles you can't buy at a big-box store. We carry stock for that kind of work — plaster mud, splice-able trim, and historic-friendly hardware — so we're not running to Home Depot mid-job.

Salt air on the Gulf side is brutal. Plain steel hinges rust through in two seasons, hose bibs corrode shut, and exterior wood rots from the inside out. Every Island quote includes salt-rated hardware and PVC trim where it matters — costs a little more, lasts a decade longer.

And the historic district has rules. Interior is unrestricted, but anything visible from the street can require board approval. We've worked inside those rules for years and we'll tell you up front whether your project needs review — no surprises and no fines.

Frequently asked

Questions Venice homeowners ask us

Straight answers — the same ones we give over the phone before a job goes on the calendar.

Do you actually work on Venice Island, or is it mostly mainland?
Venice Island is half our weekly route. Most of our oldest repeat customers live south of Venice Avenue. Fix it Once Handyman Services knows the bridge timing, the narrow-lot access challenges, and the historic-district expectations on this side of the water.
My Venice Island home is from the 1960s — can you match the original plaster?
Yes. A lot of pre-1975 Island homes have plaster over lath, not modern drywall. We patch with a plaster-compatible mud, skim-coat the surrounding area so the patch disappears, and prime for paint. No tear-out, no obvious patch line.
How bad is salt-air damage on Venice Island vs. inland?
Bad. Hardware that lasts 10 years inland lasts 18 months on the Gulf side of the Island. We stock 316 stainless and bronze hardware for Island calls — pricier, but it's the only thing that survives the salt.
Can you work in the Venice Historic District without violating any rules?
Yes. Interior work is unrestricted. Exterior changes that are visible from the street can require board review — we'll tell you up front if your project triggers that and stay inside the rules either way.
Parking and access are tight on the Island — does that affect cost?
No. We bring a smaller truck for downtown and Avenue addresses and stage materials curbside without blocking neighbors. No extra fee — it's just how Island work has to be done.
How fast can you get to Venice Island?
Same day or next day for most calls. The shop is 10 minutes from the bridge. Call 941-315-0317 and we'll usually be over to scope it within 24 hours.
