Older Island homes are plaster over wood lath, not drywall. We patch with plaster-compatible mud, feather the skim coat 2–3 feet beyond the patch, and prime for paint. Settlement cracks at door corners and window heads handled with mesh tape so they don't open back up next year.
Original solid-wood interior and exterior doors on Island homes are worth keeping. We plane swollen edges, rebuild rotted bottoms, replace failed weatherstripping, and re-key or upgrade the locks without ripping the door out. Salt-air-rated hardware on the Gulf side.
Salt spray off the Gulf rots exterior wood on Island homes faster than anywhere else in Sarasota County. Soft fascia behind gutters, blown-out door jambs, and trim corners get cut out and replaced with PVC trim or pressure-treated lumber, then sealed with 50-year urethane caulk and painted to match.

Venice Island homes are older, smaller, and built when materials were heavier. A lot of what's behind the walls is plaster, real wood lath, original wiring, and trim profiles you can't buy at a big-box store. We carry stock for that kind of work — plaster mud, splice-able trim, and historic-friendly hardware — so we're not running to Home Depot mid-job.
Salt air on the Gulf side is brutal. Plain steel hinges rust through in two seasons, hose bibs corrode shut, and exterior wood rots from the inside out. Every Island quote includes salt-rated hardware and PVC trim where it matters — costs a little more, lasts a decade longer.
And the historic district has rules. Interior is unrestricted, but anything visible from the street can require board approval. We've worked inside those rules for years and we'll tell you up front whether your project needs review — no surprises and no fines.
