What Wellen Park homes call us for

Newer construction has a different punch list than the older mainland homes — here is what fills most of our Wellen Park days.

New-Home Punch Lists & Nail Pops

First-year settlement is normal in a new Wellen Park home: nail pops down a hallway, hairline cracks above door headers, and seams that telegraph once the AC has run a full summer. We reset the fastener, patch, match the builder's texture, and prime so the repair disappears under your existing paint. If the item is still covered by your builder warranty we say so before we touch it.

  • Nail pops reset and patched, not just mudded over
  • Builder texture matched so the wall reads flat
  • Header cracks taped so they do not reopen
  • Warranty items flagged before we charge for them

Mounting, Shelving & Garage Storage

Stud-framed interiors are the one big advantage of new construction: TV mounts, floating shelves, closet systems, overhead garage racks, and pantry organizers all anchor into real wood. We locate and hit studs, level everything, and hide cable runs in the wall where the framing allows so nothing is dangling behind your media wall.

  • Anchored into studs, not drywall toggles
  • In-wall cable routing where framing allows
  • Overhead garage racks and closet systems set level
  • Blinds, mirrors, and towel bars from the same visit

BeforeAfter

Builder-Grade Swaps & Lanai Screens

The fastest way to make a builder home feel finished is swapping what came standard: bare-bulb fixtures for real lighting, no-name fans for quiet ones, builder faucets for something that matches your cabinets, and door hardware in a finish you actually chose. Out back, new lanai cages take wind damage and pet tears — we re-screen panels and reseat spline without replacing the whole cage.

  • Light fixture, fan, and faucet upgrades
  • Door and cabinet hardware in your finish
  • Lanai screen panels re-screened, spline reseated
  • Exterior penetrations sealed and kept off the front elevation

Why new-build work needs a different approach

Wellen Park homes are stud-framed on a slab, built fast, and finished to a builder standard rather than a homeowner standard. That means the bones are straight and easy to work with — but almost nothing is installed that you did not pay extra for. Most of our work here is finishing the house: storage, mounting, lighting, and the small adjustments a first Florida summer reveals.

The other half is knowing what not to charge for. Inside the warranty window the builder owes you drywall settlement, sticking doors, and failed grout. We check before quoting and send you back to the warranty desk when that is the right call.

And the community rules here are stricter than older Venice neighborhoods. Approved colors, no visible cable or satellite runs on the street-facing elevation, and limits on what can attach to a lanai cage. We work inside those standards so nothing you pay for has to come back off.

Wellen Park handyman work, community by community

Wellen Park is not one neighborhood — the phases were built years apart, and the punch list changes with the build date.

Grand Palm

What we run into: Homes now past the builder warranty window, so the settlement cracks, nail pops, and sticking interior doors from the first years are the homeowner's to fix. Lanai cages are old enough for spline to dry out and screens to sag.

How we handle it: Settlement repairs done properly with the fastener reset and the texture matched, doors planed and re-shimmed rather than replaced, and lanai screens re-tensioned panel by panel with fresh spline.

Islandwalk

What we run into: Tight-lot homes with strict exterior standards and shared sightlines — anything mounted, run, or sealed on the front or side elevation gets noticed, and satellite or cable runs are a common violation.

How we handle it: Exterior work kept off the street-facing elevation wherever possible, cable routed inside the wall or behind the gutter line, and penetrations sealed and painted to match the approved color.

Renaissance & Oasis

What we run into: Newer homes still on builder-grade fixtures: bare-bulb closet lights, no-name ceiling fans, base-model faucets, and no shelving or garage storage installed anywhere.

How we handle it: Fixture and fan swaps done with the circuit checked and the box confirmed fan-rated, and shelving and garage racks anchored into stud framing rather than drywall anchors.

Sunstone, Brightmore & the newest phases

What we run into: Just-closed homes where the whole house needs finishing at once — blinds, mirrors, towel bars, closet systems, TV mounts, grab bars — plus first-summer drywall movement.

How we handle it: Whole-house lists scheduled as a single block of time so it is one trip and one invoice, and anything still covered by the builder pointed back to the warranty desk before we quote it.

Downtown Wellen rentals & second homes

What we run into: Seasonal and rental properties sitting empty between guests, where a slow drip, seized shut-off, or torn screen goes unnoticed for weeks and turns into a bigger repair.

How we handle it: Between-season checks that hit the shut-offs, water heater, hose bibs, caulk lines, and screens in one pass, with photos sent so an out-of-state owner can see the condition.

Frequently asked

Questions Venice homeowners ask us

Straight answers — the same ones we give over the phone before a job goes on the calendar.

My Wellen Park home is brand new — why would I need a handyman?

New homes are the most common punch-list calls we get. Builders hand over a finished shell, not a finished house: no shelving, no TV mounts, no towel bars, no garage storage, blinds unhung, and a list of settlement nail pops that show up in the first year. We do all of it in one visit instead of five separate trades.

Do you follow the HOA rules out here?

Yes. Wellen Park communities have real exterior standards — approved paint colors, no visible satellite or cable runs on the front elevation, and rules about what can hang on a lanai cage. Anything visible from the street we confirm against your community's guidelines first, and we keep exterior penetrations sealed and out of sight.

Is anything still under builder warranty?

Often, yes — and we will tell you when it is. Drywall nail pops, sticking doors, and grout cracks inside the first year are usually the builder's to fix at no cost to you. We would rather point you back to the warranty desk than charge you for something you already paid for.

Are Wellen Park walls stud-framed or block?

Most Wellen Park interiors are stud-framed, unlike the older concrete-block homes on the Venice mainland. That is good news for mounting: real wood behind the drywall means TV mounts, floating shelves, and grab bars anchor into studs instead of relying on tile or masonry anchors.

Can you handle a long list in a single trip?

That is the whole idea. Send us the list — every fan, shelf, mount, blind, and door adjustment — and we schedule enough time to clear it in one visit. Fewer trips means fewer trip charges and one invoice.

How fast can you get to Wellen Park?

We are based in Venice, a short drive up the Parkway. Most Wellen Park calls get scoped within 24 hours. Call 941-928-1485 with your list.

What does a handyman in Venice, FL typically charge?

Our standard small-job rate is a flat $145 first hour (includes drive and basic materials) and $95 per hour after, materials at cost. Most punch-list visits — a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox — finish under two hours. We quote flat-rate on anything larger before we start.

What kinds of handyman jobs do you do in one visit?

Drywall patching, door alignment, hinge and lock fixes, ceiling fan and light fixture swaps, toilet and faucet replacement, picture and TV mounting, weatherstrip and caulking, hose bib replacement, mailbox installs, screen panel swaps, exterior touch-up paint, and gutter cleaning. The trick to saving money is bundling several into one trip.

What jobs do you NOT take as a handyman?

We don't do whole-house re-pipes, panel upgrades, new electrical circuits, structural framing, roofing, HVAC, or sewer work — those require Florida-licensed trades and we refer them out. We focus on the repair-and-replace work licensed contractors don't want to drive out for.

Do you serve my Venice, Sarasota, or North Port neighborhood?

Almost certainly yes. We cover Venice Island, South Venice, Jacaranda, Nokomis, Osprey, North Port (all zips), Wellen Park, Englewood, Rotonda West, Sarasota south of Bee Ridge, Palmer Ranch, Gulf Gate, Siesta Key, Lakewood Ranch, and the Lakewood Ranch villages. Call and we'll confirm same-day.

How fast can you start a job in Venice?

Most Venice and South Venice jobs go on the calendar same-day or next-day. Sarasota and Englewood typically schedule within 48 hours. If it's an emergency — active leak, broken exterior door, storm damage — call directly and we'll try to fit you in the same day.

Do you give estimates over the phone or do I need to schedule a visit?

For most repairs we give an honest ballpark over the phone in under five minutes — you describe what's going on and we tell you a price range based on what we typically see. For larger projects (full repaints, multiple-room work, deck rebuilds) we'll come out and walk it with you. Phone estimates are always free; on-site estimates are free for projects we end up booking.

Are you licensed and insured?

Yes — fully insured for residential and HOA work across Sarasota County. Florida doesn't require a handyman license for repair work under specific thresholds, but we carry general liability and we're happy to send our certificate of insurance to your HOA or condo board before we start.

What forms of payment do you accept?

Cash, check, Zelle, Venmo, and all major credit cards. No deposit required on small jobs — we invoice when the work is done and you're happy with it. Larger projects with material purchases may require a materials deposit, which we'll discuss up front.

Do you stand behind your work?

Every repair comes with a one-year workmanship warranty. If something we fixed comes back within twelve months, we come back and make it right — no callback fee, no excuses. That's the whole reason we're called Fix It Once.

Can I bundle multiple small fixes into one visit?

Yes — and you should. Most of our Venice customers save a trip charge by stacking a punch list: a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox. One trip, one invoice, the whole list done.
