Why these older block homes need someone who knows them

South Venice and Venice Gardens were largely built between the late 1950s and the early 1980s: concrete block, slab on grade, low rooflines, deep lots, and a lot of owner-built additions along the way. Behind the drywall there is block, not framing, so half of every job is knowing how to anchor to what is actually there.

Water is the other constant. Fifty years of summer rain and August humidity finds every unsealed joint — fascia, soffit, jambs, sills, and the low framing on Florida rooms. Replacing the wood without fixing the path the water took just resets the clock, so we chase the source first.

And a lot of these houses have been added to more than once. A wall might be block, furred block, or stud-framed depending on which decade you are standing in. We check before we drill rather than assume, which is why a mount here takes longer than it does in a new Wellen Park home.
