Shaded drives in Rotonda West and Old Englewood Village hold moisture long enough to grow a slick green film that's a genuine slip hazard by August. Englewood gets the full Gulf-coast combination: humidity, shade, and salt. Inland in Rotonda West and Englewood East, mature landscaping keeps driveways and north walls damp so algae takes hold quickly. On Manasota Key, Grove City, and Cape Haze, salt film builds continuously and holds grit against every surface it lands on.
Salt is the part people underestimate. It is hygroscopic — it draws moisture out of the humid Gulf air and stays damp, which keeps grit stuck to siding and gives mildew a permanently wet surface to live on. That is why a Key house looks hazy again a week after a hose-down and why island homes genuinely do need an annual wash where an inland Englewood East house can often go a year and a half.
That salt layer is why plain rinsing fails on the Key — you move it around rather than remove it. It needs a cleaning solution, low pressure, and enough patience to let it work. Older cottages in Old Englewood Village need that same restraint: high pressure on aged paint, soft wood, or window seals creates repairs instead of finishing them.
Roofs here deserve their own rule: nobody should be walking your concrete tile. Cracked tile from foot traffic is a leak that shows up months later, long after the roof looked clean, and it is a far more expensive problem than the streaking was. Soft washing is done from ladders and with reach, working ridge to eave, so the algae dies without pressure being driven up under the tile laps or into the valleys.
The jobs we get called in to fix are almost always previous high-pressure roof or screen washing. Replacing screen panels or dealing with granule loss on a shingle roof costs far more than the wash. We'd rather quote it right — and tell you plainly when a surface should be left alone.
