Concrete Driveways & Aprons

Every concrete driveway gets a pre-treatment to kill mildew and algae, spot-treatments for oil shadows and rust marks, then a 4,000 PSI rotating surface-cleaner pass for an even brightened finish. Edges get a wand pass so the whole slab looks uniform — nobody wants a bright center with a dirty perimeter. Neutralized and rinsed at the end so nothing pools in your grass.

  • Full pre-treatment kills mildew and algae
  • Oil, rust, and tire-mark spot treatment included
  • 4,000 PSI surface cleaner for even, streak-free results
  • Edges wand-cleaned to match the surface finish

Paver Driveways, Walkways & Pool Decks

Paver surfaces need lower pressure and a softer chemistry so we don't blow polymeric sand out of the joints or etch the paver face. We use a wider fan tip, angle away from joints, and adjust the surface-cleaner pressure down for paver work. Optional follow-up service: re-sand joints and apply a paver sealer once dry to lock everything in for 2–3 years.

  • Paver-safe pressure and fan tips
  • Joint sand preserved (or replaced during a follow-up seal)
  • Efflorescence spot treatment on request
  • Optional re-sand and seal add-on
Sidewalk and entry cleaning in Venice, FL
BeforeAfter

Sidewalks, Curb Aprons & Entry Areas

Public sidewalk in front of your Venice home, curb apron between the driveway and the street, and the walkway from the driveway to your front door — all cleaned in the same visit at bundled pricing. Homes on HOA-managed streets often need the sidewalk and curb apron done at the same time to stay compliant; we handle both without you making a second call.

  • Sidewalk and curb apron included in driveway packages
  • Front-entry walkway and step brightening
  • HOA compliance photo emailed after the job
  • Bundled pricing beats booking each separately

Why Venice concrete gets dirty faster than anywhere else

Venice concrete faces four stains no northern driveway does: black mildew from constant humidity, orange iron rust from well-water sprinklers, green algae from oak shade, and salt residue from Gulf air. Each one needs a different pre-treatment — a plain pressure wash without pre-treatment strips the visible layer, but the stain grows back in 30 days because the organism is still alive in the pores of the concrete.

Pavers add a fifth complication: polymeric sand in the joints. A high-pressure wand aimed directly at the joint blasts that sand out, and within a year the pavers shift and ants tunnel through the gaps. The professional fix is a lower-pressure surface cleaner tuned for paver work, then optional joint re-sand and sealer once the pavers dry.

Fix It Once Pressure Washing uses biodegradable cleaners, pre-soaks and double-rinses adjacent plant beds, and neutralizes runoff before it hits your grass. You get a bright, even, long-lasting clean — not a $99 quick pass that looks great for a month and then streaks back.

Frequently asked

Questions Venice homeowners ask us

Straight answers — the same ones we give over the phone before a job goes on the calendar.

How much does driveway cleaning cost in Venice?
Most Venice single-car driveways run $120–$175 and two-car driveways $150–$225 depending on staining and size. Walkways and pool decks are bundled at a reduced rate when done in the same visit. Flat phone quote in under five minutes.
Will pressure washing strip polymeric sand out of my pavers?
Not the way we do it. Paver driveways are cleaned with a lower-pressure fan tip, not a direct zero-degree jet, and we angle the wand to avoid the joints. If your paver joints already look sparse, we offer a re-sand and seal as a follow-up service after the surface fully dries.
Can you remove rust, oil, and tire marks?
Yes — rust from irrigation and well water is treated with a separate oxalic acid pre-treatment, and oil shadows are pre-emulsified before the surface cleaner passes. Tire marks come off with the surface cleaner. Deep-set rust may take a second treatment.
How long does a Venice driveway wash take?
A standard two-car driveway takes about 60–90 minutes on site. Adding walkways, a pool deck, or the front entry area typically pushes it to two hours. You do not need to be home — we can quote and complete without anyone on site.
Do you seal pavers after cleaning?
Sealing is a separate follow-up service done after the pavers have fully dried (typically 48 hours). Sealing is optional on driveways but strongly recommended for pool-deck pavers because it locks out chlorinated water and salt residue.
What does a handyman in Venice, FL typically charge?
Our standard small-job rate is a flat $145 first hour (includes drive and basic materials) and $95 per hour after, materials at cost. Most punch-list visits — a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox — finish under two hours. We quote flat-rate on anything larger before we start.
What kinds of handyman jobs do you do in one visit?
Drywall patching, door alignment, hinge and lock fixes, ceiling fan and light fixture swaps, toilet and faucet replacement, picture and TV mounting, weatherstrip and caulking, hose bib replacement, mailbox installs, screen panel swaps, exterior touch-up paint, and gutter cleaning. The trick to saving money is bundling several into one trip.
What jobs do you NOT take as a handyman?
We don't do whole-house re-pipes, panel upgrades, new electrical circuits, structural framing, roofing, HVAC, or sewer work — those require Florida-licensed trades and we refer them out. We focus on the repair-and-replace work licensed contractors don't want to drive out for.
Do you serve my Venice, Sarasota, or North Port neighborhood?
Almost certainly yes. We cover Venice Island, South Venice, Jacaranda, Nokomis, Osprey, North Port (all zips), Wellen Park, Englewood, Rotonda West, Sarasota south of Bee Ridge, Palmer Ranch, Gulf Gate, Siesta Key, Lakewood Ranch, and the Lakewood Ranch villages. Call and we'll confirm same-day.
How fast can you start a job in Venice?
Most Venice and South Venice jobs go on the calendar same-day or next-day. Sarasota and Englewood typically schedule within 48 hours. If it's an emergency — active leak, broken exterior door, storm damage — call directly and we'll try to fit you in the same day.
Do you give estimates over the phone or do I need to schedule a visit?
For most repairs we give an honest ballpark over the phone in under five minutes — you describe what's going on and we tell you a price range based on what we typically see. For larger projects (full repaints, multiple-room work, deck rebuilds) we'll come out and walk it with you. Phone estimates are always free; on-site estimates are free for projects we end up booking.
Are you licensed and insured?
Yes — fully insured for residential and HOA work across Sarasota County. Florida doesn't require a handyman license for repair work under specific thresholds, but we carry general liability and we're happy to send our certificate of insurance to your HOA or condo board before we start.
What forms of payment do you accept?
Cash, check, Zelle, Venmo, and all major credit cards. No deposit required on small jobs — we invoice when the work is done and you're happy with it. Larger projects with material purchases may require a materials deposit, which we'll discuss up front.
Do you stand behind your work?
Every repair comes with a one-year workmanship warranty. If something we fixed comes back within twelve months, we come back and make it right — no callback fee, no excuses. That's the whole reason we're called Fix It Once.
Can I bundle multiple small fixes into one visit?
Yes — and you should. Most of our Venice customers save a trip charge by stacking a punch list: a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox. One trip, one invoice, the whole list done.
