Almost every repeat toilet leak we get called back to fix in Venice comes from the flange, not the toilet. On 1960s–70s block homes with tile laid over slab, the closet flange often ends up a half inch below the finished floor, so a standard wax ring can't seal properly. It looks fine for a month, then the grout around the base starts staining.
