Toilet running, rocking or leaking at the base
A toilet that rocks has already broken its wax seal, and the water going under the tile is the part you can't see. Around Venice and Osprey we see this most in 1970s–1990s slab homes where the closet flange sits slightly below finished tile. We shim, replace the seal and, when the flange is corroded, install a repair ring so the new toilet sits solid.
