Tub-to-tile, shower corners, glass door perimeters, and kitchen sink rim. We remove the moldy old bead, clean and dry the joint, mask both sides with painter's tape, and run fresh mildew-resistant 100% silicone. Cure overnight and back in service the next morning.
Window casings, baseboards, crown, and door jambs. We use paintable acrylic caulk so your painter (or we) can finish over the top. Hairline gaps between trim and drywall disappear and the room reads tighter and more finished.
Florida sun cooks exterior caulk in 5–7 years. We pull old bead from window and door perimeters, AC line set penetrations, hose bibs, and dryer vents, then re-seal with 50-year urethane that stays flexible through expansion cycles. Heat, UV, and humidity break caulk down two to three times faster here than up north. Exterior beads that would last 15 years in Ohio last 5–7 in Venice. When they fail, water gets behind stucco and rots framing — a problem that costs ten times more than fixing the caulk on time.
Showers are the other big one. A failing tub-to-tile bead lets shower water track into the wall behind. We see ruined subfloors that started as a $200 re-caulk five years ago.
We always pull the old bead first. Caulking over old caulk is the #1 reason DIY re-caulks fail — the new bead bonds to the old (degraded) bead, not to the substrate, and it pulls away within months.
