941-928-1485

Right sealant per job

100% silicone for wet areas, 50-year urethane outside, paintable acrylic on interior trim.

Full removal first

Old bead cut out clean — we never lay new caulk over old, which is why most DIY re-caulks fail in a year.

Sharp, straight lines

Tape both sides, tool the bead, pull tape before skin — looks like the day the house was new.

Re-caulk jobs we do most

Bathrooms, kitchens, and window perimeters take the most weather and use. Here's what most Venice and Sarasota calls cover.

Shower, Tub & Sink Re-Caulk

Tub-to-tile, shower corners, glass door perimeters, and kitchen sink rim. We remove the moldy old bead, clean and dry the joint, mask both sides with painter's tape, and run fresh mildew-resistant 100% silicone. The joint is tooled smooth and the tape pulled before skin forms so lines stay crisp. Cure overnight and back in service the next morning.

  • Full removal of old caulk, no painting over
  • Mildew-resistant 100% silicone
  • Tape-and-tool for sharp lines
  • Cures water-tight in 12 hours

Interior Window & Trim Caulk

Window casings, baseboards, crown, and door jambs. We use paintable acrylic caulk so your painter (or we) can finish over the top. Hairline gaps between trim and drywall disappear and the room reads tighter and more finished. This is the step most painters skip, and it's the reason trim looks painted on rather than built in. We do it right before every interior repaint we're involved in.

  • Paintable acrylic latex caulk
  • Hairline gaps filled and tooled smooth
  • Ready for paint in 1–2 hours
  • Great prep before a repaint

Exterior Window, Door & Penetration Sealing

Florida sun cooks exterior caulk in 5–7 years. We pull old bead from window and door perimeters, AC line set penetrations, hose bibs, and dryer vents, then re-seal with 50-year urethane that stays flexible through expansion and contraction cycles. It's the single biggest preventive step you can take to keep water out of a Florida stucco wall and off the wood framing behind it.

  • 50-year urethane sealant
  • Window and door perimeters
  • AC line set and electrical penetrations
  • Hose bibs, dryer vents, light fixtures

Why re-caulking matters more in Florida

Heat, UV, and humidity break caulk down two to three times faster here than up north. Exterior beads that would last 15 years in Ohio last 5–7 in Venice. When they fail, water gets behind stucco and rots framing — a problem that costs ten times more than fixing the caulk on time.

Showers are the other big one. A failing tub-to-tile bead lets shower water track behind the tile and into the wall framing. We see ruined subfloors in Venice and Sarasota homes that started as a neglected $200 re-caulk job five years earlier — a genuinely expensive lesson.

We always pull the old bead first. Caulking over old caulk is the number-one reason DIY re-caulks fail — the new bead bonds to the old degraded bead, not to the substrate, and it peels or cracks within months. Full removal takes longer but it's the only way to get a lasting result.

Frequently asked

Questions Venice homeowners ask us

Straight answers — the same ones we give over the phone before a job goes on the calendar.

How much does re-caulking a shower cost in Venice, FL?
A standard tub or shower re-caulk runs $175–$275 including full removal of the old bead, surface cleaning, and a fresh mildew-resistant silicone bead. Larger walk-in showers or showers with mold remediation are quoted in person.
How long do I need to wait before using the shower?
We use 100% silicone that's water-ready in 12 hours and fully cured in 24. We schedule re-caulks for the evening so you have an overnight cure window before the morning shower.
Can you remove black mold from old caulk?
If the mold is in the caulk itself, removal of the bead takes the mold with it. If it has wicked into the grout or wall behind, that's a deeper repair — we'll show you what we find and walk you through options before re-bedding.
Do you re-caulk windows on the exterior?
Yes — perimeter caulking around windows and doors is one of the highest-impact things you can do for a Florida exterior. We use 50-year urethane sealant, not the painter's-grade stuff that fails in 2 years.
What's the difference between caulk and silicone?
"Caulk" usually means painter's caulk (acrylic latex) — flexible enough for interior trim and easy to paint over. Silicone is for wet areas (showers, sinks, tubs, exterior penetrations). We use the right one for each location.
Do you do whole-house re-caulks for inspections?
Yes — pre-sale inspections often flag every old bead in the house. We can do a full walk-through: tubs, showers, kitchen, exterior windows, hose bibs, AC line set, and trim gaps. Quoted as one package, usually 4–6 hours.
How much does caulking and recaulking cost in Venice, FL?
Bathroom recaulking (tub, shower, vanity) is typically $185–$320 per bathroom. Whole-home exterior window and door recaulk on a single-story home usually runs $480–$880 depending on linear footage. We strip the old caulk fully, clean the joint, and re-bed with the right product for the substrate.
What caulk do you use on a Florida exterior?
OSI Quad Max and Sherwin-Williams Loxon polyurethane-hybrid for stucco-to-window and stucco-to-trim joints — they stay flexible through Gulf Coast heat cycles and bond to painted surfaces. For wet areas we use 100% silicone (mildew-resistant) rated for permanent submersion around tubs and showers.
Why does my interior caulk keep cracking and pulling away?
Two reasons: it was acrylic (paintable) caulk in a joint that moves, or it was applied over old caulk without stripping. Movement joints — corner trim, tub-to-tile, window-to-jamb — need a flexible siliconized or pure silicone product, and the old bead has to come out completely before the new one goes in.
Should I caulk before painting the exterior of my Venice home?
Yes — and it should be part of any exterior paint prep. We caulk every gap larger than a credit-card edge with paintable polyurethane hybrid before primer. Skip this and water gets behind the paint film within one rainy season and you'll see peeling and stucco staining the following summer.
How fast can you start a job in Venice?
Most Venice and South Venice jobs go on the calendar same-day or next-day. Sarasota and Englewood typically schedule within 48 hours. If it's an emergency — active leak, broken exterior door, storm damage — call directly and we'll try to fit you in the same day.
Do you give estimates over the phone or do I need to schedule a visit?
For most repairs we give an honest ballpark over the phone in under five minutes — you describe what's going on and we tell you a price range based on what we typically see. For larger projects (full repaints, multiple-room work, deck rebuilds) we'll come out and walk it with you. Phone estimates are always free; on-site estimates are free for projects we end up booking.
Are you licensed and insured?
Yes — fully insured for residential and HOA work across Sarasota County. Florida doesn't require a handyman license for repair work under specific thresholds, but we carry general liability and we're happy to send our certificate of insurance to your HOA or condo board before we start.
What forms of payment do you accept?
Cash, check, Zelle, Venmo, and all major credit cards. No deposit required on small jobs — we invoice when the work is done and you're happy with it. Larger projects with material purchases may require a materials deposit, which we'll discuss up front.
Do you stand behind your work?
Every repair comes with a one-year workmanship warranty. If something we fixed comes back within twelve months, we come back and make it right — no callback fee, no excuses. That's the whole reason we're called Fix It Once.
Can I bundle multiple small fixes into one visit?
Yes — and you should. Most of our Venice customers save a trip charge by stacking a punch list: a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox. One trip, one invoice, the whole list done.
Do you work inside Venice HOAs and gated communities?
Yes — we work inside The Plantation, Venice Golf & Country Club, IslandWalk, Renaissance, Pelican Pointe, and most of the gated Wellen Park communities. We keep approved paint codes and mailbox specs on file, and we'll send our certificate of insurance to your board before the first visit.
Are you on Venice Island for smaller cottage and condo jobs?
Often — Venice Island is a 10-minute drive from our shop. We handle the tight-access trim, plaster, and salt-rot work that bigger crews skip, and we know the loading and parking rules for the downtown condos.
How fast can you get to Wellen Park or South Venice?
Wellen Park (IslandWalk, Renaissance, Solis, Sunstone) and South Venice usually get same-week scheduling — most jobs on the calendar within 2–4 days. Warranty-period punch lists on new builds are something we book all the time.
What's the cost of an after-storm repair visit in Venice?
After a named storm we triage by urgency, not by call order — active leaks, blown lanai screens, and broken exterior doors go first. The trip charge is the same as a normal visit, and we'll quote the repair on site before any work starts.

Block-built ranch homes off Englewood Road. Older roofs, plenty of mature oaks dropping debris in the gutters, and HOA-free yards that let us work without waiting on board approval.

East Venice & Jacaranda

1990s–2000s subdivisions along Jacaranda Blvd — Venice Gardens, Waterford, Sawgrass. Cement-board siding, lanai screens, and original builder-grade interior doors are the regulars.

Gated golf communities with strict HOA color and material specs. We keep paint codes, mailbox specs, and approved trim profiles on file so jobs don't get red-tagged.

Gulf View & Venezia Park

34285

Walkable historic district between downtown and the beach. Smaller bungalow footprints, tight side yards, and a lot of interior trim and plaster work.

Wellen Park (West Villages)

34293

New-build neighborhoods south of US-41 — IslandWalk, Renaissance, Sunstone, Solis. Warranty-period punch-list work, ceiling-fan installs, and TV mounts in the great room are the typical jobs here.
