Asphalt Shingle Roofs

Those black streaks running down the shingle field are gloeocapsa magma — a living algae that feeds on the limestone filler in shingles. Every year it's there, it's eating your roof. A roof-safe soft wash kills the algae at the root; the streaks lift with the next few rains and stay gone for 4–6 years. Preventative wash every 3–4 years keeps them from ever coming back.

  • Manufacturer-approved (ARMA) soft-wash method
  • Never high-pressure — protects granular coverage
  • Streaks fully gone within two weeks
  • Results last 4–6 years on most Venice homes

Barrel Tile & Concrete Tile

Concrete and clay barrel tile in Nokomis, Osprey, and East Venice is porous, so algae grows deep into the tile face — you can't pressure wash it off without damaging the tile. Soft washing with a longer dwell time gives the cleaner time to penetrate the pores and kill the growth throughout. We walk tile carefully or use rope-and-ladder access to protect the field from broken tiles.

  • Concrete, clay, and cement tile safe
  • Longer dwell time for porous tile faces
  • Careful walk paths or rope access to protect tiles
  • Broken-tile spot replacement available as a Fix It Once add-on
Metal roof soft wash in Venice, FL

Metal Roofs & Flat Sections

Standing-seam metal, aluminum, and painted tin roofs get a softer cleaning solution to protect the finish, then a low-pressure rinse angled with the seams so nothing pools. Flat modified-bitumen and TPO sections on porches and additions cleaned with the same soft-wash approach. Skylights and solar panels tarped and worked around, not blasted through.

  • Painted metal and standing-seam safe
  • Skylights, solar panels, and vents worked around
  • Flat sections and low-slope roofs handled
  • No pooling, no seam intrusion

Why soft washing is the only right way to clean a Florida roof

A pressure-washing wand pointed at asphalt shingles blasts the protective granules off — the granules that block UV from cooking the shingle mat underneath. One bad pressure wash can take five years off a roof and void the manufacturer warranty. That's why the Asphalt Roofing Manufacturers Association explicitly recommends soft washing, not pressure washing.

Tile is different but not safer: barrel tile faces are porous, and a direct high-pressure jet erodes the face, causes hairline cracks, and pushes water under the tile where it can damage the underlayment. Soft washing dwells the cleaner long enough to kill the algae throughout the pore structure, then rinses gently.

Fix It Once Pressure Washing uses roof-manufacturer-approved cleaning solutions, pre-soaks landscaping, and adjusts chemistry and rinse pressure to the material. Every roof is walked or accessed with fall protection appropriate to pitch and height, backed by Fix It Once's general liability and workers-comp coverage.

Frequently asked

Questions Venice homeowners ask us

Straight answers — the same ones we give over the phone before a job goes on the calendar.

How much does a roof soft wash cost in Venice?
Most single-story Venice roofs run $400–$700, and two-story or steeply pitched roofs $650–$1,100 depending on square footage, pitch, and how much algae has to come off. Flat phone quote based on your address and roof style.
Will soft washing damage my shingles or tile?
No — soft washing is the manufacturer-approved method for cleaning asphalt shingle, tile, and metal roofs. We use a roof-safe cleaning solution and a low-pressure rinse. High-pressure washing is what strips shingle granules and cracks tile; we never use it on a roof.
How fast do the streaks disappear?
You'll see immediate lightening the same day, and the cleaner keeps working over the next 7–14 days as rain rinses the dead algae down and off the roof. Two weeks after the wash, the streaks look completely gone. Results last 4–6 years on most Venice homes.
Is soft washing safe for plants and pets?
Yes when done correctly. Every plant bed within splash range is pre-soaked before we start, tarped where needed, and rinsed twice after. Pets should stay indoors during the wash and rinse period, but the cleaner is biodegradable and breaks down quickly.
How often should a Venice roof be soft washed?
Every 4–6 years on most homes. Roofs under heavy oak canopy or on shaded lots may need it every 3–4 years. A preventative wash before streaks reappear is cheaper than waiting until the roof looks black.
What does a handyman in Venice, FL typically charge?
Our standard small-job rate is a flat $145 first hour (includes drive and basic materials) and $95 per hour after, materials at cost. Most punch-list visits — a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox — finish under two hours. We quote flat-rate on anything larger before we start.
What kinds of handyman jobs do you do in one visit?
Drywall patching, door alignment, hinge and lock fixes, ceiling fan and light fixture swaps, toilet and faucet replacement, picture and TV mounting, weatherstrip and caulking, hose bib replacement, mailbox installs, screen panel swaps, exterior touch-up paint, and gutter cleaning. The trick to saving money is bundling several into one trip.
What jobs do you NOT take as a handyman?
We don't do whole-house re-pipes, panel upgrades, new electrical circuits, structural framing, roofing, HVAC, or sewer work — those require Florida-licensed trades and we refer them out. We focus on the repair-and-replace work licensed contractors don't want to drive out for.
Do you serve my Venice, Sarasota, or North Port neighborhood?
Almost certainly yes. We cover Venice Island, South Venice, Jacaranda, Nokomis, Osprey, North Port (all zips), Wellen Park, Englewood, Rotonda West, Sarasota south of Bee Ridge, Palmer Ranch, Gulf Gate, Siesta Key, Lakewood Ranch, and the Lakewood Ranch villages. Call and we'll confirm same-day.
How fast can you start a job in Venice?
Most Venice and South Venice jobs go on the calendar same-day or next-day. Sarasota and Englewood typically schedule within 48 hours. If it's an emergency — active leak, broken exterior door, storm damage — call directly and we'll try to fit you in the same day.
Do you give estimates over the phone or do I need to schedule a visit?
For most repairs we give an honest ballpark over the phone in under five minutes — you describe what's going on and we tell you a price range based on what we typically see. For larger projects (full repaints, multiple-room work, deck rebuilds) we'll come out and walk it with you. Phone estimates are always free; on-site estimates are free for projects we end up booking.
Are you licensed and insured?
Yes — fully insured for residential and HOA work across Sarasota County. Florida doesn't require a handyman license for repair work under specific thresholds, but we carry general liability and we're happy to send our certificate of insurance to your HOA or condo board before we start.
What forms of payment do you accept?
Cash, check, Zelle, Venmo, and all major credit cards. No deposit required on small jobs — we invoice when the work is done and you're happy with it. Larger projects with material purchases may require a materials deposit, which we'll discuss up front.
Do you stand behind your work?
Every repair comes with a one-year workmanship warranty. If something we fixed comes back within twelve months, we come back and make it right — no callback fee, no excuses. That's the whole reason we're called Fix It Once.
Can I bundle multiple small fixes into one visit?
Yes — and you should. Most of our Venice customers save a trip charge by stacking a punch list: a sticking door, a wobbly fan, a leaky hose bib, a wall patch, a new mailbox. One trip, one invoice, the whole list done.
